Service 01

Commercial & Complex-Project Planning

Turn your vision into a clear, actionable plan, with goals, site constraints and open questions organized before design and bidding begin.

Start here when the goal is clear but the scope, constraints and order of decisions are not. Typical outputs: a project planning brief, a constraints and open-questions register, a phasing outline and a decision log.

Procurement Preparation

Get the right information, ready, on time, so contractor proposals for your marina or waterfront project are complete and comparable.

Use this once a written scope or design documents exist and you are ready to request pricing. Typical outputs: a bidder information package, a pricing format, a pre-bid question log and a proposal comparison worksheet.

Access & Logistics Questionnaires

Streamline access, minimize delays and keep projects moving, with land, water and staging details documented before contractors mobilize.

Use this when routes, staging space or operating limits could change how contractors price and schedule the work. Typical outputs: a completed questionnaire, a site logistics summary, an annotated site plan or photo set and a notification outline.

Commercial Project Documentation

Organized, compliant, and built for success: your project records in one indexed set, with permit conditions and submittals tracked so your licensed professionals can confirm compliance.

Use this from the start of a project through closeout, or to organize records on a project already underway. Typical outputs: a document index, an existing-conditions file, a requirements tracker, a decision and change log and a closeout set.

Service 05

HOA & Marina Project Briefs

Clear communication for smoother approvals, with board-ready briefs and owner materials that explain a waterfront project in plain language.

Use this when a board, owners or slip holders need to understand the work before it is approved. Typical outputs: a board-ready brief, an owner summary, an options comparison, notice drafts and an approval timeline.

FAQ

Questions about our services

Which service should a project start with?

Most projects start with commercial and complex-project planning, which organizes goals, existing information and scope. Procurement preparation, access and logistics questionnaires, documentation and HOA or marina briefs build on that foundation and can also be requested on their own.

Can services be combined?

Yes. The five services are designed to connect. A marina improvement, for example, often combines planning, an access and logistics questionnaire, procurement preparation and a board-ready brief for owners or slip holders.

Are your services backed by a contractor license?

Yes. Marine Construction Jacksonville is a Certified General Contractor, license #1533461. We perform these services with our contractor license and Barefoot Marine Construction. Engineered drawings and surveys, where a project needs them, come from licensed engineers and surveyors.
